Description:    Description:  This gorgeous 437+/- acre ranch is a very rare product in today’s market. Conveniently located just 30 minutes from downtown San Antonio, and 5 minutes from both IH 35 and the HEB Plus in Lytle. It has a fantastic combination of Hunting and Grazing. The ranch is mostly in the highly desirable Post Oak Savanah, but also has a small outcropping of heavier soil with typical South Texas brush and offers some phenomenal views of the San Antonio skyline, multiple stock tanks, creek drainages, large oak trees and rolling hills that offer a lot of romance. The vegetation is unique to the soil of the Savanah which is an outcropping of the Carrizo Aquifer sands and features a covering of huge Live Oak Trees, Live Oak mots, Post Oak, Hickory, Hackberry, and Mesquite. The other vegetation is an abundance of Gum Bumelia, Tickle Tongue, Tasajillo, White Brush, Black Brush, Granjanio, Peach Bush, Lantana and Prickly Pear. The uniqueness of the Savanah is the diversity of the forbs that grow in the sand. This ranch is even more unique in that it has not only an abundance of Large Hackberry trees but also Granjanio (spiny Hackberry) and both of these plants are the number one browse of the white tail deer. Gum Bumelia is very similar to Coma which grows south but the main difference is that Bumelia flowers in the spring and fruits in the fall and Coma is just the opposite. Bumelia produces and large berry with a big nut in it and the white wings doves love it and when the berries are plentiful the dove hunting is phenomenal. Bumelia is also the 2nd favorite browse of deer and just about everything wildlife-wise eats it. The ground cover of this ranch is also different from most ranches in the blackjacks because it is covered in Wilmans Love Grass. Love Grass is a bunch grass that is a very hearty plant and is great for holding the soil together and is always the last thing to turn brown and the first to turn green. The Love Grass also supplies abundant grazing for cattle and although it is not a cows first choice, once they are used to it, they do really well on the grass.   Historically this has been a fantastic quail hunting ranch and the Love Grass provides great nesting and ground cover for hiding in open area. Viewing from the air is deceiving as it looks really open, however the vegetation it is much thicker than it appears but is also navigable.  The ranch has 1 field being 36 acres on the North East side of the ranch. There is also one other small 1 1/2 to 2 acre food plot on the Northwest side up under the large oak trees.  Both of these fields are great for food plots, quail hunting and finding a big deer during the rut. This ranch is one of the few areas in South Texas where you get to enjoy the changes of season. In the fall the Hickory trees and Black Jack Oak trees all lose their leaves after the beautiful colors of the season. In the spring the wildflowers are spectacular during seasons of normal to average rainfall. It is not uncommon to see a sea of Blue Bonnets and Indian Paint Brush which then turns to red flocks, Indian Blanket, white prickly poppy, black foot daisy and many more. If you enjoy other aspects of the outdoors and wildlife, this area is also the travel path of the Monarch butterfly by the thousands and is a beautiful site to see while it lasts.  There are also 3 stock tanks with one stocked with both bass and perch. The other two are great duck hunting tanks, but are not currently stocked with fish. Each tank is fed and kept full in dry times by a water line from the ranch well.

                       Hunting:  This area is well known and renowned for producing large Whitetail deer.  This ranch has been managed for many years under a wildlife management coop and is Level 3 MLD.  The BlackJack Wildlife management coop is approximately 10,000 total acres total with just shy of 8,000 contiguous acres of which this ranch is on the North end.   The ranch is completely low fenced except the North side along the only smaller neighbors and has large neighbors to the East and the South.  This area produces deer from the 150s to the low 180s naturally. This is also some of the best quail country in the state of Texas. The soil along with the ground cover, browse and trees for shade produce bumper crops of birds when there is average rainfall. There is also an abundance of turkeys, hogs and doves.  As mentioned earlier when the Bumelia berries are plentiful, the white wing dove hunting is fantastic and is as good as you could ask for. The duck hunting on the ranch stock tanks add an additional hunting value not normally considered. On the neighboring ranch over 250 ducks a year are harvested annually. The hunting and wildlife on this ranch can compete with most anything in South Texas with not only quality but variety.

                       Improvements:  A beautiful 4 BD/4 BTH, 2,800 sq. ft. rock home surrounded by huge oak trees rests in the SW portion of the ranch with a metal roof and a 3 car garage featuring an open floor plan with a large dining room, bar area, breakfast bar, open kitchen to the living area, and large rock fireplace.
